The first thing to do is contact a member of our Property Auction Hub team. This can via email or a phone call. We will then require some information from you. This includes your contact details, the property information and any requirements you may have.
Where possible, a member of the Property Auction Hub team will attend your property, offer a market appraisal and offer advice that you may require at this time. They will give you a price recommendation and advise you on the next steps.
The next step would be to instruct us and your conveyancer. If you do not already have a conveyancer, we have a panel of professional that are some of the industry’s best. They can prepare the Legal Pack for your property which we will share with potential buyers prior to auction.
We provide our sellers with property marketing details for approval before we publish them. We use this information to create the property profile on our website, and to design any other Marketing materials. If you would like to make any changes, please let us know at this time.
We list all our properties on major Property websites like Rightmove. We also use our growing mailing list, email marketing and our social media channels to enhance your properties’ exposure.
All our Properties are on our website well in advance of our Auctions. With the current COVID-19 situation, all our Auctions are being held online. To prepare, we make available our digital Auction catalogue for all to view in advance.
The reserve price is set prior to the Auction. If the reserve isn’t met during the Auction, we hope to speak to the interested parties and still make a sale within the usual Auction guidelines.
We are always on hand to answer any questions that prospective buyers could have regarding your property. Your property is sold as soon as the Auction ends, with contracts exchanged at this point, if the reserve is met.
Your solicitor and the buyer’s solicitor will handle the remainder of the sales process after the Auction day. We supply them with the memorandum of sale. The deposit monies will be transferred from the buyer or their conveyancer to yours, as the seller. Completion will take place within 28 days after exchange (unless agreed prior to auction otherwise).
Unless it has been sold tenanted, you need to ensure your Property is empty on completion, cancel any services in place and plan to release the keys to the buyer.
