Buying at Auction is one of the simplest of property transactions. There are specific timescales, making it a smoother than selling through an Estate Agents as you are not having to worry about completion dates. It is also a quicker process which means you could be picking up the keys to your new property in no time! As we have a wide range of properties entering our auctions, including residential, full or semi commercial, land and development opportunities we have something for everyone. From first time buyers, to experienced developers.
First things first, find a Property you are interested in or at least decided the type of Property you are looking for and set up an alert via our easy-to-use website. We have a wide range of Properties available that suits your criteria.
After finding a Property, you can then look through all the information including the description, photos, floor plans and the Legal Pack. Where we can, we hold viewings and open houses to give our buyers the best possible idea of the condition of the Property before biding. A member of the Property Auction Hub team will also be there to answer any questions.
To make sure you know the condition of the Property, it is always best to have a survey or inspection carried out. Some Properties may require further investigation prior to purchase. We make sure we have published all the relevant reports that are available to us before the Auction begins.
Appointing a solicitor is strongly recommend at this point in the process. They can inspect the Legal Pack of any properties you are interested in and check all the information. Appointing a solicitor also helps the buyer at this point in the process as you are bond to the sale after exchanging contracts.
Up to 5 days before the auction, you will have a £2000 hold placed on your bank card, this will be taken as part of the £6000 (inc VAT) fee of the winning bidder. After purchase, you will then pay £6000 (inc VAT) fee to Property Auction Hub, and a 10% fee to the seller' solicitors. The rest of the purchase price and fees will be needed on completion (usually within 28 days of the sale).
Beforehand, you can sort this out with your financial advisor, bank, or by using short term finance. Check our Auction Finance page for more information, if required.
You should also speak to your insurers, as on exchange you are liable for the property insurance.
Ahead of time, you should prepare for the Auction by establishing your maximum bid, making sure to review all other costs including stamp duty and fees.
You can set a maximum bid level during the online Auction, which automatically bids for you until it reaches the price you set. You can change this maximum during the auction.

We do require pre-registration for all our Auctions. These will include AML (Anti-Money Laundering) and Identity Checks.
Pre-registration is available via our Website. If you have not registered beforehand, please leave at least BLANK number of minutes to do so. You will need to provide ID on registration as we require this before you are able to start bidding.

You have exchanged and entered a legally binding contract of sale as soon as the Auction ends.
If you are the winning bidder, you will need to complete the Memorandum of Sale form, which we send you, and your fees need to be paid to Property Auction Hub and the sellers Solicitor.
If a property is not sold during the auction because it does not reach its reserve, you can get in contact with a member of the Property Auction Hub team to express an interest. After the Auction, it may be possible to negotiate a sale under normal auction rules.
